Selling a country property is different from selling a typical suburban home.
The house is only part of the story.
For acreage, rural residential and lifestyle properties, buyers are often looking at the whole picture — the land, the location, the views, the improvements, the water, the sheds, the fencing and, perhaps most importantly, the lifestyle the property can offer.
Presentation still matters.
Good photography, thoughtful preparation and presenting the property at its best can make a significant difference. Buyers need to be able to see not only the home, but the possibilities that come with the property.
Pricing matters too.
A country property needs to be priced with an understanding of the local market and recent comparable sales. Every property is different, and there is no substitute for looking at the evidence and understanding what buyers are actually responding to.
Then there is marketing.
The right buyer for a rural property may not live around the corner. They may be looking from another town, another region or even another state. Reaching those buyers requires more than simply placing a property online and waiting for enquiries.
This is where local knowledge becomes particularly important.
After nine years working across the Gympie and Fraser Coast regions, I have developed an understanding of the different communities, the smaller pockets within them and the types of properties that attract buyers to each area.
I believe the best campaigns bring all of these elements together — good presentation, evidence-based pricing, targeted marketing and genuine local knowledge.
Because when you're selling a country property, you're not simply selling a house.
You're selling a piece of land, a lifestyle and an opportunity.
And that deserves to be understood and marketed properly.
